What's the difference between Court Avenue Lofts and Market Place Lofts?
About a block. Court Avenue Lofts is at 308 Court Ave and Market Place Lofts is at 312 Court Ave — same street, same leasing team, same standards. Every unit on the availability page is tagged with which building it's in, so you always know which one you're looking at.
Is the Downtown Des Moines Farmers' Market really right outside?
Yes. The Market runs on Court Avenue every Saturday, May through October, right through the district both buildings sit in. The Market's own schedule and hours are set by its operators, not by Newbury Living or the property — check the Market's own listings for exact dates before making plans.
Are these apartments pet friendly?
Yes — no breed restrictions, up to two pets per household (dogs, cats, small aquariums, or other small caged animals). $300 one-time, non-refundable, per pet, plus $35/month.
What does it take to qualify?
A $50 application fee per applicant, household income of at least 3× the rent, a minimum credit score of 625, clear criminal history, and a positive rental track record. Security deposit is $350, plus a $75 one-time administration fee due at move-in.
How much is rent?
As of August 25, 2026, one-bedrooms run $947–$1,097/month and two-bedrooms run $1,247–$1,297/month, straight from our live listings. The Availability page shows exactly what's open right now, at both buildings, tagged by address.
What's included in rent?
Bulk internet is included through ICS. Common-area electric, water, sewer, and trash are billed back at a flat fee on top of rent. You set up your own MidAmerican electric and gas account, and any cable or upgraded internet is on you.
Is there parking?
Yes, optional off-street parking is available for $120/month. Ask the leasing team for current availability at your building.
How do I schedule a tour?
Call or text (515) 644-2236 for Court Avenue Lofts or (515) 644-2255 for Market Place Lofts, email either leasing team, or use the Book a Tour form on the Contact page — it lets you pick a building or say either one works.
How do I apply?
Online. Open any available unit on the availability page and apply from the listing page. It takes a few minutes.
How do I pay rent or submit a maintenance request?
Through the resident portal (link in the footer).
